Canyon Bluffs offers Studio, 1 & 2 bedroom apartment homes in Spokane, WA ranging between 451 to 1,078 square feet in size. Each home features an A/C unit, Washer/Dryer and Garbage Disposal.  

Homes do not include private yards; Residents can also enjoy our well-maintained community courtyards.

Applicants must demonstrate gross income of at least 2.5 times the monthly rent. Acceptable income documentation may include recent pay stubs, bank statements, tax returns, or employment verification. Please contact the leasing office for more information about acceptable documentation and qualification requirements.

Yes. Renter's Insurance is required. 

Residents will receive a renewal offer prior to lease expiration. To renew, simply contact the leasing office, and renewal documents will be sent electronically for signature.

Canyon Bluffs does not particiapte in affordable housing at this time. We do accept housing vouchers.  

Yes. Move-in and application fees are required. Contact our leasing office to learn more.

No. While we do not provide move-in assistance services, our team is happy to offer recommendations or guidance where possible.

Early lease termination is subject to a lease break fee and applicable charges. Please contact the leasing office for details.

Minimum 20 days Notice to Vacate form filled out. 

Residents must submit written notice and turn into office. A pre-move-out inspection is recommended, and a final inspection will be conducted after the home is vacated and keys are returned.

Security deposit refunds are typically issued within 30 days after move-out.

Security deposits start at $750 and can go up to 1 Months Rent depending on screening and is due on the day of move in.

Utilities are not included in the rent, and residents are responsible for all utility charges.

Residents are welcome to choose their preferred internet service provider. Options include providers such as Xfinity, Verizon & Cerntury Link.

Rent can be paid online through the resident BILT portal or by check or certified funds in office. NO CASH!

Assigned parking is available for residents in covered carports or garages, including options for open parking (First come First serve).

Guests are welcome to visit Canyon Bluffs. Stays longer than 3 consecutive days require prior written approval and may not exceed 6 total days per month.

EV charging stations are currently not available at our community.

Yes! We are a pet-friendly community in Spokane designed with your four-legged companions in mind. Residents can enjoy abundant greenspace and a fenced dog park. Perfect property for trail walks, playtime, and fresh air.

Yes - Up to two pets are allowed per home. A pet deposit and monthly pet rent apply. Please contact the leasing office for details. Contact our team to learn more!

Our apartment homes feature an in-unit washer and dryer.We do not offer community laundry facilities.  

No. Bike storage is not currently available.

Yes. All homes are fully-wired for immediate Wi-Fi service activation.

Package delivery is managed per apartment by the residing resident. We do not accept packages in the office on behalf of residents.

Yes! The community hosts monthly resident events designed to bring residents together, including social gatherings, raffles and seasonal experiences.

Quiet hours are observed in accordance with the City of Spokane Noise Ordinance, typically between 10:00 PM and 7:00 AM.

Noise concerns can be reported by contacting the office or sending an email and will be addressed during business hours. 

Canyon Bluffs is a non-smoking community.

Maintenance requests can be submitted through the resident portal.

Routine maintenance requests are typically addressed within 24-48 hours, and emergency maintenance is available 24/7 with immediate response. (Excluding lock outs)
